Furnished tourist rentals in Nice: only 671 changes of use authorised in 2026
In 2026, the City of Nice will once again tighten its policy on regulating seasonal furnished rentals by drastically reducing the number of authorised changes of use.
For several years now, any rental of a residential property for tourist use in Nice has required prior authorisation for a change of use issued by the town hall. Otherwise, the owner is exposed to significant administrative and financial penalties.
A strict quota of 671 authorisations for 2026
For the year 2026, the Nice municipal authorities are capping the total number of changes of use at 671 authorisations, distributed by geographical area as follows:
- Old Nice: 38 authorisations;
- Riquier / Port / Mont Boron: 227 authorisations;
- City centre: 298 permits;
- Nice West: 108 permits
These quotas reflect a clear desire to limit the impact of short-term rentals on the residential rental market and on urban balance.
An extremely limited window for claims
An important point for property owners: claims for change of use will only be considered if they are submitted between 1 February and 28 February 2026.
Any claim submitted outside this period will automatically be rejected, regardless of the situation of the property or the claimant.
